That law only applies if the home has gone into foreclosure and has been taken back by the bank.
actually 30 days notice to evict is the norm. If you didn’t go through the court eviction process, then the tenant will probably stall until you do. Just a written note to vacate won’t be sufficient.
She’s just using your ignorance against you for crying out loud serve her with a 30 day notice to get out.
You believed your tenant?. Sure she has rights but none that gives her 90 days,
If I was your tenant I’d stay 90days too. Don’t be gullible.
Unless the tenant has a lease, 45 days should be sufficient. If the tenant refuses to leave, you will need to start eviction proceedings.
Yes, there is a new federal law stating tenants must be given 90 days notice but that is ONLY for foreclosures. This law does not apply to short sales.
If they have a current lease you cannot just give them notice because you are selling. That 45 day notice is only legal if they do not have a lease. If they have a lease then the new owner must honor it.
if a fixed term lease is not in effect then they have to get out in 45 days.
great
Nevada does not actually have any law about notification needed to vacate. However, they do require that you notify someone 45 days in advance of a rent increase, so that is taken as the normal notification time. If the tenant does not vacate they could be evicted, which may leave a mark on their credit record.
